ABOUT ZINN ASSET MANAGEMENT CORPORATION (“ZAM”)

Zinn Realty Corporation is an affiliate of Zinn Asset Management Corp. (“ZAM”). ZAM has a proven nationwide, multi-decade, hands-on track record as a master developer of live/work/play/stay/ recreate/educate communities and also as the project developer for various projects within these and other communities.  ZAM is also one of the few real estate firms in the country who have successfully focused on helping achieve regional economic sustainability through its real estate activities.  Many of its real estate related projects have included quality of life considerations including economic development, education, entrepreneurship, environmental, technology, transportation, healthcare, historic preservation and quality of life initiatives (“ZAM targeted initiatives”).

ZAM strives to do significant good for the “greater good”, have fun, and achieve a financial return simultaneously with each of its investments.

ZAM is managed as one firm, located in Bluffton, SC.  ZAM has considerable expertise in the management and oversight of real estate companies and investments nationwide through all economic and market cycles.

ZAM’s proven operational experience and successes span the gamut over the past 35+ years from startup companies with no or virtually no assets and overhead to larger companies (e.g., a company with $3+ million of base corporate overhead alone in 1986 dollars which is equivalent to $8+ million in 2021 dollars) with completely different opportunities and challenges.  In all cases, ZAM works closely on the particular needs, opportunities and/or challenges of its developments and investments and their impact on the areas in which they lie.


MEET THE TEAM


Tom Zinn


Tom graduated from Carnegie Mellon University with a BS in Electrical Engineering, from University of Rochester with an MBA in Finance, and from Duquesne University with a JD. 

During the 1970s and 1980s, Tom was employed by Air Products and Chemicals in Allentown, PA, Mellon Bank in Pittsburgh, PA, and the Stearns Company in Lexington, Kentucky.

Tom’s 35+ years of full time, hands on experience as the chief operating officer and/or chief executive officer of various real estate companies began in 1986, at the age of 37, when Tom was appointed President of the Stearns Company where he was responsible for all aspects of the Company’s nine state, $200,000,000+ (i.e., in 1986 dollars which equates to $500,000,000 based on 2021 dollars) real estate portfolio.  The portfolio was comprised of over 2.5 million square feet of hotel, office, R&D, retail and warehouse properties as well as 25,000 acres of land including technology, industrial, and office parks as well as mixed use and retail developments in 10 states. Development offices were located in the Silicon Valley, California; Phoenix, Arizona; and Lexington, Kentucky. In 1999, Tom moved from Kentucky to Bluffton (Beaufort County), South Carolina to help form RRZ LLC and affiliated companies.  There, Tom devoted most of his time to managing all functions related to 5,000+ acres of land near St. George, Utah and most functions related to most of the 4,300 acres acquired in the Buckwalter PUD in Bluffton, SC.  In Beaufort County, Tom has been the past Chairman of the Greater Beaufort-Hilton Head Economic Development Partnership, the Beaufort County Technology Committee, and the Bluffton Economic Diversification Committee and was selected as the 2002 SC Ambassador for Economic Development for Beaufort County. 

Tom has or has had positions and/or memberships in present and past professional associations that include the Kentucky Bar, the YPO, the IESC and various real estate organizations (e.g., IREM, ICSC, SRI, NACORE, ULI, etc.).  He is presently a licensed real estate broker in South Carolina, Georgia, and Kentucky and has also been a licensed broker in California, Utah, and Pennsylvania. Tom was born and raised in Pittsburgh, Pennsylvania.


Monica M. Sliva


Monica is a graduate of St. John’s University with a BA in Government and Politics and of the McGill University Faculty of Law with degrees in both Common Law and Civil Law.  She was admitted as a barrister and solicitor by the Supreme Court of Ontario in 1982 and shortly thereafter moved to New York, where she worked as a finance specialist at Shulte Roth and Zabel and subsequently at King & Spalding.  In 1995, Monica became the supervisor of Securities and Blue Sky legal assistants at Davis Polk & Wardwell, one of the world’s top law firms.  She subsequently moved to Credit Suisse First Boston, where she was a Vice President and the Manager of Administrative Support for the Equity Research Department.  In 2003, Monica left Credit Suisse to become the Administrator for the New York office of Baker & Hostetler, a national law firm with its head office in Cleveland, Ohio.

Monica moved to the Lowcounty of South Carolina in 2006 and currently is the administrator for all companies within the ZAM group.


Gene Sturzenegger


Gene graduated from Dixie Junior College in St. George, Utah with an AS, from Utah State University in Logan, Utah with a BS in Civil Engineering and from University of Utah in Salt Lake City, Utah with a MEA, with a minor in traffic engineering.  During the 1960’s Gene worked for the Los Angeles County Road Department in various engineering positions.  In 1970 he left Los Angeles to work for the Utah Department of Transportation.  He worked there for 24 years in many different positions.  His highest level was as the Deputy Director of the Department which is the Chief Engineer for the Department responsible for approximately 1,600 employees. 

In 1995 he left UDOT to work for MK Centennial Engineering, headquartered in Arvada, Colorado, and was responsible for their Utah and Northern Arizona operations.  While with MK Centennial, he was Project Manager on 3 of the 9 project segments for the I-15 Design Build project.  During this time he also began working with Tom Zinn on the 5,000 acre property in Utah.  His initial role was with the transportation issues for the property.

In 1999 Gene left MK Centennial and went to work for Winding River Realty - Utah to market and show the property to prospective buyers, review work performed by the owner’s engineers and land planners, represent the owner in meetings regarding the property and various other tasks necessary to facilitate the sale of all 5,000 +/- acres.  That was accomplished in December, 2007. 

Thereafter, Gene got interested in security equipment and purchased a major interest in Biotech Security Group.  This company provides high-end, quality security equipment, such as cameras, dvd’s (brains of security systems), facial recognition equipment, biometric entry systems, and other high tech equipment.   The company also works with local law enforcement (several local police departments and the Washington County Drug Task Force), providing technical expertise and crime fighting tools.  Biotech Security Group also has provided service to many businesses and residential customers throughout Utah, Nevada and several foreign countries.  The company is currently working with a British Company to bring a new wireless, encrypted communication system to the US.  The system includes high speed (600 megabits/sec) broadband, SIP telephone and HDTV.  Gene is a licensed Civil Engineer in Utah and California and a licensed Real Estate Agent in Utah.


Valerie Dahl


Valerie Dahl is a graduate of the University of Kentucky with a BS in Accounting. She worked in NYC at William Iselin & Company as a financial analyst in the garment industry.  Subsequently, Valerie moved to San Francisco and worked for Gamlen Chemical as an accountant.  Upon moving to Kentucky, she was employed as a bank auditor for the National Bank of Cynthiana and then for The Stearns Company as an accountant for multiple commercial properties.  In 2011 Valerie became a financial analyst for the Lexington Herald Leader and eventually a financial project analyst for McClatchy LLC’s twenty-seven newspapers across the US.

Currently Valerie is the accountant for two commercial properties owned by Tom Zinn, Franklin Center in Johnstown, PA and Paducah Square in Paducah, KY.

Working over the course of over three and one half decades on most all product types of real estate with some of the finest land planning, engineering, legal, financial, construction, brokerage and other firms throughout the U.S., while studying hundreds of the most exciting developments ever developed or evolved on six continents throughout the world, ZAM personnel are uniquely qualified and inspired to handle the opportunities and challenges at the Johnstown Innovation Center.  The Team is excited to be a part of a creative team of governmental, financial, environmental and educational visionaries, technological leaders, consultants, and other supporters who truly understand, appreciate and desire to help form and be an integral part of forward-looking holistic visions for downtown Johnstown.


Key personnel were fortunate to have helped create a diverse group of quality developments in some of the most dynamic, forward thinking regions in the U.S. over the past 35+ years.  Typically, as President, COO and/or Partner of the ownership entities, ZAM personnel have had full operational authority and responsibility for more than three and one half decades with all functional activities real estate including its acquisition, development, redevelopment, leasing, marketing, financing, administration and sales. Geographically the projects have been located in states throughout the United States including California, Utah, Arizona, Texas, Florida, Georgia, South Carolina, North Carolina, Tennessee, Kentucky, Michigan and Pennsylvania, enabling ZAM personnel to have a national perspective to complement its strong understanding of the specific markets in which its investments lie. Property types have included large scale mixed-use communities and PUDs, high quality mixed-use, hospitality, downtown and suburban retail, downtown and suburban office, entertainment, flex space, medical, financial, warehouse, industrial, distribution, R&D, educational, institutional, timber lands, recreational parks, private/public partnerships, as well as water, mineral and timber rights. This diverse expertise with multiple product lines requiring different approaches and skills enables ZAM personnel to help provide the vision, strategic direction and investment policies necessary for ZAM to quickly shift priorities and business lines and nimbly adjust to the ever-changing dynamics and opportunities of the real estate and other markets. 


The Team also has breadth and intensity of experience on all sides of most transaction types. Whether for their own accounts, as partners, or as the principal designated representative, the key personnel provided hands-on representation in negotiations on behalf of:
