The JIC
The Johnstown Innovation Center is located in the heart of downtown Johnstown. The property consists of a three building complex and an adjacent fourth building. The complex is a four-story, 118,625 (gross) square-foot foot masonry and steel commercial office building and parking structure containing 62,064 square feet of net-rentable office area (70,739 square feet gross) with a 13,260 square foot lower level (which features a community room and multiple storage rooms) and a 34,840 square foot 93 space parking garage. The adjacent fourth building is a four-story 25,344 (gross) square foot former bank facility with a 6,336 SF unfinished basement.
Both buildings were well constructed and have been very well maintained. Features include “state-of-the-art” communications, heating, air conditioning and elevator systems. The 225-227 building has two large, multi-story inner atriums which provide ample light both inside and outside the leased areas. The properties are situated on a total of 40,600 square feet of land located at 217, 219, 225, 227 and 231 Franklin Street at Vine Street in downtown Johnstown, Cambria County, Pennsylvania. There are also two nearby outside parking lots which offer approximately140 spaces for a combined total of 233 inside and outside spaces.
The Johnstown Innovation Center is ideally situated in the center of Johnstown’s business district, with prominent frontage on Franklin Street to Vine Street. The complex is a unique combination of a banking facility, office buildings and parking garage and is located adjacent to the Crown American headquarters, and the Ameriserv Financial headquarters and is also within walking distance of Central Park, the Convention Center, the War Memorial, Sargent’s Stadium, the Holiday Inn and some of the areas best restaurants. The Johnstown Innovation Center is home to respected financial, legal, medical, governmental and tech tenants.
Johnstown is in the process of evolving from being a one-industry steel town to having a more diversified economy. Major employers include Duke Lifepoint’s Conemaugh Hospital, Pennsylvania Electric Company, Crown American Corporation, Ameriserv Financial, Johnstown Bank and Trust Company, and Federal, State, County and City Government offices. The City of Johnstown offers a variety of educational and recreational pursuits and has a high-quality high school system. The University of Pittsburgh at Johnstown offers four-year programs in engineering, business and education. Year-round recreational activities include excellent golf courses, boating, tennis, swimming, softball and basketball. The nearby Laurel Highlands provide opportunities for snow-skiing at Seven Springs, Hidden Valley and Blue Knob, as well as hunting, fishing, canoeing and camping.
The Pennsylvania Turnpike (Interstate Routes 70 and 76) serves as the main east/west artery for the state and is within 30 minutes of Johnstown. Nearby Route I-19 serves as the main north/south connector artery for the area and Route 56 is easily visible and has two off-ramps within one mile of the property. The Johnstown/Cambria County Airport provides scheduled commuter service to most major airports with a connection through Pittsburgh.
KEY CONSIDERATIONS FOR THE JOHNSTOWN INNOVATION CENTER
- Rather than simply a bricks and mortar approach to being yet another innovation hub, the JIC in downtown Johnstown is intended to become an important regional center of innovation, technology, commercialization, and quality job creation. The JIC plan is to help facilitate the development of a distinctive collection of private and public sector companies, institutions, people, and relationships that encourage innovation, entrepreneurship, successful business development, and community revitalization. The anticipated result is to materially help expand the local and regional economy to generate prosperity and wealth to stakeholders of Downtown Johnstown and beyond.
- The JIC suites and facilities presently available provide a wide variety of sizes and configurations to prospective stakeholders needing office space. Many of the individuals and their companies at the JIC are intended to cluster, interact and thrive, typically using an open innovation business model, fostering co-location, and promoting easy and constant interaction among many different industries and a wide variety of creative workers, including engineers, ecommerce startup companies, financiers, attorneys, marketers, artists, scientists, etc.
- Taking advantage of the assemblage of the talented private and public multidiscipline leadership teams, the JIC anticipates helping facilitate regional businesses to be increasingly ambitious and comprehensive in taking on the core elements that drive innovation and, as a result, provide a competitive advantage for their businesses in a global economy.
- Finally, it is anticipated that the multidisciplinary leadership teams will be developing strategies for industry cluster development and entrepreneurship which will result in economic and environmental sustainability, in urban walkability and the the revitalization of the entertainment and the arts clusters in Downtown Johnstown.
